Maui hotels continue to have highest rates, lowest occupancy | News, Sports, Jobs

Maui County in October again led the way with the highest average daily hotel room rates and revenue per available room, but had the lowest occupancy of all counties, according to the recent Hawaii Hotel Performance Report.

The average daily hotel room rate in Maui County last month was $528, up 7.8 percent from October 2021 and up 56.4 percent from October 2019 prior to the pandemic.

Revenue per available room was $344, up 15.5 percent from 2021 and up 33.4 percent from 2019.

The county’s occupancy rate was 65.1 percent, up 4.4 percentage points from 2021, but down 11.2 percentage points from 2019.

While Maui County’s room revenues and rates have led the state this year, the county has been trailing other islands in occupancy.

Last month all other counties reported occupancy rates of more than 70 percent. The highest was Kauai with 78.7 percent, followed by Hawaii island at 75.1 percent and Oahu at 73.2 percent.

Overall in October, revenue per available room statewide was $243, up 43.8 percent from October 2021 and up 20 percent from October 2019, according to the report published by the Hawaii Tourism Authority and released Monday. The average daily rate was $338, up 9.6 percent from last year and up 32.4 percent from 2019.

Occupancy last month statewide was 72 percent, 17.2 percentage points ahead of last year but down 7.5 percentage points from 2019.

Wailea hotels again led the state in average daily room rates with $829.87, although this was about $200 less than the high of more than $1,000 seen earlier this year. October’s rates were 24.6 percent higher than last year and 65.9 percent higher than 2019.

Revenue per available room was a $447.56, up 18.7 percent from 2021 and up 1.2 percent from 2019.

But occupancy lagged at 53.9 percent, down 2.7 percentage points from 2021 and down 34.5 percentage points from 2019.

In the Lahaina/Kaanapali/ Kapalua region, the average daily rate was $472.20, up 12.4 percent from 2021 and 63.1 percent higher than 2019.

Revenue per available room was $324.41, up 23.8 percent from 2021 and 51.5 percent higher than 2019.

Occupancy in October on the west side was at 68.7 percent, up 6.3 percentage points from 2021 and down 5.3 percentage points from 2019.

Other Maui County hotels saw average daily room rates at $601.71, up 4.3 percent from 2021, and up 52.8 percent from 2019.

Revenue per available room was at $366.74, up 7.9 percent from 2021 and up 17.3 percent from 2019.

Occupancy was at 61 percent, up 2 percentage points from 2021 but down 18.5 percentage points from 2019.

In a separate report on vacation rentals in Hawaii in October, the state Department of Business, Economic Development & Tourism said Maui County had the largest vacation rental supply in all four counties with 211,900 available unit nights. This was up 2.9 percent from October 2021 but down 34.5 percent from pre-pandemic levels of October 2019.

Unit demand was 134,900 unit nights, which was up 4.4 percent from 2021, but down 47.2 percent from 2019. It resulted in 63.7 percent occupancy in October, which is up 0.9 percentage points from 2021, but down 15.3 percentage points from 2019.

Average daily rates for vacation rentals in Maui County in October were $343, which is up 25.8 percent from 2021 and up 53 percent from 2019.

Statewide, the total monthly supply of vacation rentals in October was 650,400 unit nights, while monthly demand was 376,700 unit nights. Average monthly unit occupancy was 57.9 percent.
