Hotel metrics a mixed bag after tourism reopened in West Maui | News, Sports, Jobs

Revenues, occupancy and average daily rates for Maui County hotels in October were a mix of increases and declines compared to last year as government officials in October began a phased approach to reopening West Maui to tourism after the deadly fires in August.

Even as Maui County hotels continued to be impacted by the wildfires, the hotels still led the counties across the state in revenue per available room, due to higher average daily rates, according to the October 2023 Hawai’i Hotel Performance Report by the Hawai’i Tourism Authority released last month.

Maui County hotels had revenue per available room of $336.35, which was down 2.5 percent versus October 2022 when revenue per available room was at $344.98, but up 30.5 percent versus pre-pandemic levels in 2019 when revenue per available room was at $257.82.

The average daily rate in Maui County was $505.96, which was down 3.2 percent compared to October 2022 when the average daily rate was $522.92, but up 49.9 percent compared to October 2019 when average daily rate was $337.55, according to the report.

Occupancy for Maui County hotels in October was at 66.5 percent, up 0.5 percentage points versus October 2022 when occupancy was at 66 percent, but down 9.9 percentage points versus October 2019, when occupancy was at 76.4 percent. It was also a change from August, when occupancy dipped to 52.2 percent the month of the fires.

Still, Maui County had the lowest occupancy rate compared to all other counties in October.

The highest occupancy rate was on Oahu with 79 percent, followed by Kauai at 76.4 percent and Hawaii island at 68.5 percent.

On Oct. 8, the phased reopening of West Maui to tourism began with the area spanning The Ritz-Carlton Maui to Kahana Village. The rest of West Maui was reopened to tourism on Nov. 1. It included Phases 2 and 3, from Kahana to the Hyatt Regency Maui Resort and Spa in Kaanapali.

Even with the announcements of the full reopening, scheduled flight capacity and air seat capacity in November through January will lag behind years prior, according to data from the state Department of Business, Economic Development & Tourism.

In October, hotels in the Lahaina/Kaanapali/Kahana region continued to be occupied by a mix of displaced Lahaina residents impacted by the fires, relief workers and visitors, the HTA said.

Hotels in this region reported revenue per available room at $302.89 in October, down 7.4 percent compared to October 2022 when revenue per available room was at $327.04.

The average daily rate at West Maui hotels was $458.35, down 2.1 percent compared to the rate of $468.28 seen in October 2022.

Occupancy in the Lahaina/Kaanapali/Kahana region was 66.1 percent in October, down 3.8 percentage points compared to the 69.8 percent occupancy rate in October 2022.

Hotels in the luxury region of Wailea led all other regions in revenue per available room and average daily rate, even though figures for Wailea in October lagged those in 2022. 

Revenue per available room for Wailea hotels was $443.30, which was down 0.9 percent versus October 2022 when revenue per available room was at $447.44.

The average daily rate for Wailea Hotels was $708.38, down 14.8 percent versus an average daily rate of $831.35 in October 2022.

Occupancy in Wailea was at 62.6 percent in October, which was up 8.8 percentage points compared to the 53.8 percent occupancy seen at the same time last year. Compared to all other regions and categories on Maui and in other counties, it was the highest percentage-point increase in occupancy compared to last year.

However, all other islands still saw occupancy rates higher than Wailea’s occupancy rates in October.
